Real Estate development in the private sector in Dhaka City gained unprecedented momentum during the last few years. But unfortunately we are lagging behind other regions
of Asia as far as state-of-the-art technology in this sector is concerned. As a result, the sprawling apartment buildings in the capital are lacking in many urban facilities.

Japan Garden City Ltd . , a Japan-Bangladesh Joint Venture Company after a prolonged survey, identified these shortcomings and has launched a Satellite township project under the name & style of 'Japan Garden City' where aesthetic requirements of the clients are being taken care of alongside provisions for all the amenities of urban life. We, in Japan Garden City, believe that our responsibility is not just limited tobuilding and handing over of apartments to our customers, we also have some social responsibilities to our customers and it is important that we discharge them properly. Above all, Japan Garden City wants to make possible to create a healthy, modern living environment for our next generation.

The citizens of Dhaka to-day are groaning under various forms of pollution, including air pollution, sound pollution etc. Social pollution emanating from political unrest, terrorism, burglary, mugging and law & order situation is another hazard. In short, we are now living in an atmosphere where every parent is concerned about their growing children. On top of it, the home that they live is at best a jungle of woods & bricks.

In a social scenario like this, Japan Garden City is going to be a project with a difference - a modern satellite township with natural beauty. Only 43% of the total 30 bighas of land will have structures, the rest 57% will have greenery all around studded with garden, lake, park, walkway, children playground and road. Three sides of each flat are open to facilitate uninterrupted flow of light and air. Other facilities will include, Fire Escape Stairs ,fire extinguishers,fire hydrant system in each building, 33/11 kv electrical sub-station ,Deep Tubewells for water supply ,supper market and food court , fire hydrant system msurance. branches of Banks & Insurance Companies, lightning arrester on each building, capacity to withstand earthquake of up to Richter Scale 8 and an underground driveway. The entire Project will have one continuous basement which will ensure greater strength to withstand earthquakes.

Special arrangement will be made to keep the Complex clean & tidy. The Developer Company will look after the maintenance of the complex until 10 years after handing over all the apartments with a view to setting up a sustainable security and maintenance system. After 10 years, when the inmates will be familiarised with the system, the responsibility to maintenance will be handed over to the Co-operative Society of the flat owners.

Since there will hardly be any surface parking, the inmates will be able to walk around comfortably and without any hazard on the road inside the Complex and enjoy the scenic beauty of the greenery around.
